How to Get to Milan by Car, Train, or Plane?
To reach Milan by car, we recommend using apps like Google Maps or Waze as traffic and delays in the city are quite common. Milan Malpensa: It is the largest international airport where most flights from abroad arrive. From Malpensa, we recommend taking the Malpensa Express (train service), which takes you either to Cadorna in 35 minutes or to Milano Centrale station in about 60. Trains depart approximately every 30 minutes, and the station is right in front of the airport; just follow the signs. Choose Cadorna or Centrale depending on the area of the city you live or stay in. There is also a shuttle bus that will take you to Centrale in about 1 hour, and the cost is lower. Alternatively, you can take a taxi, which costs around €85.
Bergamo Airport: It is the airport for low-cost airlines and is located northeast of Milan. The airport is smaller and generally simpler. You can reach Milan by bus in about 1 hour; the trips are very frequent, and a very popular company is Terravision. Getting to Milan by taxi costs around €85.
Milan Linate Airport: It is the city airport, connecting Milan to major European and Italian cities. You can reach it by bus or taxi. Depending on the area of Milan to reach, the journey will cost about €20.

Key Information Before Moving to Milan
What is it?
The tax code is a personal identification code that you must have when living in Italy, similar to the taxation number in other countries. The tax code is required for registering the lease contract, obtaining a phone number, enrolling in university, getting an internet contract, obtaining a subscription to public transportation, and many other things. How to Obtain Your Fiscal Code?
RAM has established a partnership with the Revenue Agency through which it can obtain the official tax code on your behalf, without you having to go to their offices. This will save you time and bureaucracy, allowing you to easily obtain the tax code from home, without having to queue at the Revenue Agency’s offices.

Inclusion of the Tax Code in the Lease Contract
The tax code must be included in the lease contract for the apartment. The Tax Code is required in the final contract so that it can be registered with the competent authorities as required by law. RAM, as an accredited intermediary, registers all lease contracts as required by law. If you do not rent through RAM, make sure that your lease contract is registered; otherwise, you may not obtain the residence permit, the visa for Italy, or face legal consequences.
Validity of the Tax Code
Your Tax Code will be valid only if issued by the Revenue Agency. This is because the Revenue Agency must register your personal information in its database during the generation of your Tax Code. Any Tax Code calculated with an online calculator, calculated by your school, or generated in any other unofficial way is not valid. Make sure to send us your certificate or Tax Code card, which you will receive from the official entity that issued your Tax Code.

Legal Rental Contracts in Milan: How to Obtain?
All rental contracts must be registered with the Tax Office. After registration, a registration confirmation document is issued. To regularly register a contract, the tenant must have a tax code.
Many operators in the sector do not provide the registration confirmation document, so remember to always ask for it; otherwise, you may risk being part of a tax evasion scheme.

A residence permit is an official registration document required by law for all Non-European citizens who want to live in Italy.
Applying for a Residence Permit in Milan: Step-by-Step Guide?
If you are coming to Milan from a country outside the European Economic Area, you must apply for a residence permit within 8 working days of your arrival. The list of required documents may vary depending on your purpose of stay. Your university or employer will be able to assist you in submitting your application.
Getting a SIM Card in Milan: Where and How?
The most popular mobile phone offers are prepaid SIM cards, which work similarly to a contract as long as you maintain enough remaining credit. If you stop paying, the services simply stop working. You don’t want to miss out on the student discount—also bring your university ID card to enjoy Milan’s transport network at a reduced price.
Tenant Responsibilities in Italy
Ordinary Repairs and Maintenance for Tenants
Tenants are NOT responsible for minor repairs and ordinary maintenance of rented apartments, which is the responsibility of RAM. This means performing both daily minor repairs of the apartment, appliances, and fixtures is not their concern. They only need to take care of them, use them properly, and keep them clean.
Tenants are NOT responsible for repairs and maintenance due to normal use but ONLY for those resulting from misuse and negligence. Any extraordinary repairs and necessary maintenance are the landlord’s responsibility.
Some common examples of ordinary repairs and maintenance that are the tenant’s responsibility include:
Regular cleaning of the apartment: if you choose to use cleaning services for the apartment, please make sure to use an official cleaning company, such as Helpling, which will be able to issue an invoice for the services provided.
Using appliances and fixtures with due care, and accordingly with the manufacturers’ instructions.
- Example 1: using dishwasher detergent and dishwasher salt brands as recommended by the dishwasher manufacturer.
- Example 2: performing the annual boiler maintenance, as described in the maintenance booklet.
Replacing furniture or items that have been damaged by the tenant or by third parties invited to the apartment by the tenant.
Repairing any damages to the apartment caused by the tenant or by third parties invited to the apartment by the tenant.
Example: repainting a wall that has been stained and has a large coffee stain.
Immediately notify the landlord in case the apartment needs any extraordinary repairs and maintenance. Failure to timely communicate to the landlord repairs that need to be carried out by the landlord themselves will render the tenant responsible for the extent of the damage that could have been avoided if the repairs had been arranged promptly.

Adhering to Condominium Rules in Milan
The tenant and any third parties invited to the apartment by the tenant must adhere to the building rules and regulations and respect the neighbors. The building rules and regulations will be provided to the tenant upon signing the lease agreement. Some of the most common building rules include:
No excessive noise between 10:00 PM – 6:00 AM.
Waste must be properly separated and disposed of in the correct containers.
Common areas of the building, such as hallways, elevators, or courtyards, must be kept free from waste or personal items, unless otherwise indicated. Some provisions for storing personal items in common areas can be made; such as the possibility of parking bicycles in a building courtyard.
Failure to comply with the building rules and regulations, if contested at least twice via registered mail to the tenant by the landlord or neighbors, constitutes a breach of the lease agreement, and will allow the landlord to terminate the contract, forcing the tenant to vacate the apartment.

The tenant must return the apartment to the landlord, at the end date of the lease agreement, in the same condition the apartment was delivered, allowing the next tenant to immediately enjoy the apartment in its best condition. This means the apartment must be returned:
Completely clean.
If you choose to order cleaning services for the final cleaning of the apartment, please make sure to use an official cleaning company, such as Helpling, which will be able to issue an invoice for the cleaning services.
Free from tenant’s personal belongings and perishable items.
Example: the apartment must be free from items like leftover toiletries, leftover food, used linens.
With all appliances and fixtures working and in good condition.
Please note that if the tenant does not leave the apartment in good condition, the landlord may perform any necessary repairs, maintenance, or cleaning and charge the costs to the tenant.

Boiler and Heating Troubleshooting in Milan
In case there is no hot water or heating in Milan, please check if your home has its own boiler (autonomous). What to do if your air conditioner in Milan is not working.
If the air conditioner does not blow air or blows hot air, check if the electricity is on and if the air conditioners are set to cool. The cooling setting may vary among air conditioners; in general, the thermostat and individual air conditioners should be set to the snowflake symbol.
If after following these steps the air conditioner does not work, contact the owner to see if your home has a centralized or individual air conditioning installation and contact the competent technician.
If the air conditioner is leaking water, inform the owner immediately.

If you notice water leaks in the apartment, even in the form of small drops, or a moisture stain appearing on a wall, please take a photo of the leak and immediately contact the owner, providing all the photos.
If you are locked out of your house in Milan, have left the apartment with the keys inside, or have lost the house keys and cannot get back in, contact the owner to see if they have a spare copy. If there is no spare copy of the key, please ask the owner for permission to call the fire department or a locksmith to resolve the issue. A locksmith will be able to enter the house and change the locks if you have lost the keys. The fire department will be able to force your door: there will be no cost for the intervention, but they will likely break the door. They will require proof that you live in that house, such as your rental contract or bills in your name. Be sure to request the owner’s authorization before calling a locksmith or the fire department. Please note that you may be held responsible if a locksmith or the fire department causes damage to the house door.
If one of the appliances in your home is not working, check if the electricity is on, if the appliance is plugged in, if all the electrical fuses in your apartment are in the raised position, and consult the instruction booklet of the appliances. If you cannot find the instructions at home, search online for the model of the appliance, and you will generally find the user manual with all the explanations. If the appliance continues to not work after checking this, contact the owner to see if the appliance is covered by warranty and contact the appropriate technical support service.

Bills and duration policies
Stay duration
Minimum stay duration: usually it is 1 month. During this period, it is not possible to leave the apartment.
Cancellation notice period: usually it is 1 month. You must inform your landlord in advance if you wish to leave your apartment, with a notice of 1 month.
To comply with the lease agreement and avoid any financial loss, you will need to act in accordance with both clauses. We are here to help you with this. In general, it is advisable to inform your landlord of the cancellation both in person and through a formal notice (email or message), even if you have already informally discussed the cancellation.
Cancelation policy
Regular cancellation: you want to cancel the lease with the appropriate formal notice (usually it is 1 month). This is always possible if you know when you will move.
Irregular cancellation: you want to leave your apartment before the contractual minimum stay or cancellation period. This is possible, however only if the landlord agrees to release you from the lease. Generally, landlords tend to agree to release tenants from the lease if an appropriate substitute tenant has been found to take over the lease. RAM can assist you with this.
We will guide you through the lease cancellation process depending on the individual situation. We do not limit our cancellation service to existing customers, as we are interested in representing you to your landlord through the cancellation procedure and extending our network of apartments. In the next step, you will need to fill out a form to allow us to process your cancellation request. It is important that you understand that a cancellation request must be signed by you and cannot be delegated to us.
Move-Out Procedures and Guidelines
When you make the move-out, we will inspect the condition of the apartment together with you and the landlord, just as it was done when you made the move-in. We strongly advise you to inform us when you will leave the apartment, so that we can be present as an independent third party in case there are any doubts about the condition of the apartment. If there are new damages present in the apartment, please notify in advance, so that they can be taken into consideration before the move-out. Any new damages present in the apartment during the move-out may affect the amount and speed of the security deposit refund.

Waste is separated into organic waste (brown bin), glass (green bin), paper waste (white bin), plastic and metal waste (yellow bag in a steel container), and general waste (clear bag in a steel container). You will find waste containers in the courtyard or basement of your building. Waste separation is mandatory in Italy, and failure to comply with the rules can result in fines.
