It is the most common contract for stays of 1 to 18 months in Italy. Here is what it is and why it protects you.

What is a transitional lease (contratto transitorio) in Italy?
It is a lease for a temporary need such as work, an internship or study, lasting 1 to 18 months under law 431/1998, art. 5. The reason is written in the contract, which must be registered with the Agenzia delle Entrate; the registration is valid for residence and permits.
The transitional lease is provided for by Italian law no. 431/1998 (art. 5). It is used when the tenant, or the landlord, has a temporary need: a work assignment, an internship, a course of study, a medical treatment. It lasts from 1 to 18 months and the reason must be written in the contract and, when requested, documented.
| Transitional lease | University student lease | |
|---|---|---|
| Duration | 1–18 months | 6–36 months |
| Who | Anyone with a temporary need | Students enrolled outside their home town |
| Typical use | Work, internships, Erasmus | Degree courses |
Every lease longer than 30 days must be registered with the Agenzia delle Entrate. Registration is the landlord's responsibility and gives you a document valid for residence, permits of stay and visa renewals. Ask for a copy of the registration receipt.
The law allows a deposit of up to three months' rent. In our apartments we don't ask for the usual three-month deposit and bills are included in the monthly price, so the only number to compare is the total.
